Good deeds and great achievements OHBA Gala and Awards celebrate the best of the best and a new 50-for-50 initiative By Joe Vaccaro

The President’s Gala and Awards

of Distinction hosted at OHBA’s annual conference is our opportunity to celebrate the tremendous work of volunteers, locals and member companies. The President’s Gala is the welcome celebration for the new President and, really, of the process that brings our volunteer leadership to the helm of the OHBA. This year’s Gala included the first-time attendance of a Premier, as the Honourable Kathleen Wynne addressed and thanked the membership along with offering friendly advice to President Eric DenOuden for the year ahead. The Gala is also a celebration of the leadership of local home building associations and their members across the province. The awarding of the Local of the Year and Member of the Year, along with President Recognition Awards, give us a chance to ackowledge their successes. In keeping with this theme, OHBA introduced a new Environmental Stewardship Award at this year’s President’s Gala. OHBA collab-

orated with the Ministry of Natural Resources to identify groundbreaking projects that have gone above and beyond in the attempt to reduce environmental impacts on the broader landscape, including demonstrating leadership in protecting species at risk, conserving and protecting ecosystems and innovative approaches to water management. This year also marks our 50th anniversary. To celebrate this milestone, President DenOuden introduced a new initiative aimed at promoting the charitable and community-building spirit of the industry. The “Celebrating 50 Years with 50 Good Deeds” initiative is a way for OHBA to acknowledge the contributions of our members and local associations to their communities and the greater global good. Every year our members perform countless acts of charity and goodwill, and they do it because we all live and play in the communities we build. The Awards of Distinction is the premier provincial celebration of the creativity, innovation and success

The Awards give us the chance to reflect on all the positive changes we have achieved across Ontario. of developers, builders and renovators. Each year our panel of impartial judges works through hundreds of nominations to celebrate the best in renovations, homes and communities, culminating with the most prestigious honour, the Ontario Home Builder of the Year. Our industry will continue to face challenges in the future, but through events like the Gala and the Awards of Distinction, we are able to celebrate our leaders, champions, good deeds and our great communities, and to sit back for a moment to reflect on all the positive changes we have achieved across Ontario. OHBA honours the best of the best for 2013 The theme was 007, but it felt more like ringing up triple-7s as the Ontario Home Builders’ Association honoured its own in spectacular fashion during its annual conference at the end of September at the Fallsview Casino Resort in Niagara Falls. With Sean Connery in attendance—or at least a wax likeness of his James Bond character—there was much to celebrate for the association, from innovative environmental initiatives to its continuing propulsion of the Ontario economy. In all, the home building and renovation industry injected a remarkable $43.3 billion into the Ontario economy in 2012 in terms of new home construction value, residential renovations and the impact of other related expenditures. That included $16.2 billion in new residential construction, $23.2 billion in renovations and $3.3 billion in other related expenditures. On top of that was $17.1 billion in wages for an estimated 322,100 individuals, money that was reinvested back into the economy and that subsequently generated billions of dollars in income taxes, CPP and EI premiums. While there is certainly great pride to be taken in fuelling such a dynamic engine, the industry actually generates something

even more concrete than jobs and profit. At a time in the world where more and more people struggle to create something tangible and to leave a lasting legacy, OHBA’s members create homes—not merely the physical structures of houses and condominiums, but personal sanctuaries that, for decades to come, will literally serve as a home base for growing and evolving families as they celebrate their greatest moments and seek comfort and shelter in their darkest storms. Some of the world’s oldest building materials have been combined with the most cutting-edge technology to make those homes safer, more flexible, more comfortable and more efficient and environmentally friendly than ever before. For 50 years the Ontario Home Builders’ Association has been the voice of the residential construction and renovation industry in Ontario. Today it represents over 4,000 member companies organized through 30 local associations across the province. But just a select few are annually cited for OHBA Awards of Distinction. That makes it a special honour indeed.

FOUR SEASON GETAWAY This energy-efficient contemporary cottage was built as an all-season abode for the owners to entertain family and friends away from the city. Outside, the natural earth tones of malbec siding keep the coastal/relaxed theme. Inside, the clean, crisp open plan offers a kitchen that spans the width of the room, loads of oversized windows, stress-free engineered flooring and four bedrooms plus loft. Due to the high water table, the construction was slab on grade, with all mechanicals in the closet.

COTTAGE IN THE CITY Inspired by the family’s desire to bring cottage life to the city, the exterior design incorporates large windows, wood panelling and grey stone. At street level, this 60-storey mixed-use building is set slightly back from Yonge Street to form a dramatic backdrop for the bank building. At ground level, it is a pie-shaped glass pavilion with a four-storey lobby and underground parking. The 65-storeys will house 694 condo units ranging from 575 sq. ft. one-bedrooms up to 1,305 sq. ft. threebedrooms, plus three penthouse suites of 3,800 sq. ft.

BULL’S-EYE Renovating for a two-time Canadian Olympic archer and his family meant this project had to maintain its eye on the target at all times. Substantial additions to the existing structure included the creation of a third floor. A rear garage was converted into living space and a rear porch enclosed. Key areas, such as the dining room and kitchen, were also opened up and enlarged.

CLIFFHANGER Mature neighbourhoods across the GTA are lined with houses similar to this red brick, ranch-style bungalow, but this project posed an interesting challenge: a 45-foot cliff. Rather than tearing down and rebuilding, the owners opted to renovate into a two-storey modern home, although the true success is its integration with the traditional neighbourhood.

Taking the LEED in Ontario Forward-thinking Reid’s Heritage Homes honoured as Ontario Home Builder of the Year By Tracy Hanes Reid’s Heritage Homes of Cambridge, a forward-thinking

home builder with a philosophy built around customer service and a dynamic workplace culture, was named 2013 Ontario Home Builder of the Year at the 50th Ontario Home Builders’ Association Annual Conference. Reid’s edged out Tridel and defending champ Minto, both of whom were finalists for the prestigious honour. The award is presented annually to the new-home-building company that demonstrates the highest levels of performance, creativity and ingenuity based on judging criteria in the areas of sales and marketing excellence, floor plan design, community service, support of the industry and its ability to adapt to changing needs. “This award is special because it comes from our peers. It means a lot to every member of our team,” says Blake Seeberger, senior vice-president of residential construction for Reid’s Heritage Homes. Founded in the 1970s but tracing its roots back to 1947 and builder Orin Reid, whose sons and son-in-law now work for the company, Reid’s has built single detached homes, mid-rise condos, two-storey townhomes as well as custom estates and active adult communities in Guelph, Cambridge and Waterloo Region, as well 104

as Kincardine, Port Elgin, Thornbury and the Georgian Bay area. Based in Puslinch Township near Guelph, Reid’s constructed the first LEED (and LEED Platinum) home in Canada, as well as the first Built Green home in Ontario. Over the next five years, the company will be among five selected home builders participating in a national Net-Zero Energy home building project with National Resources Canada and Owens Corning. “What’s unique about Reid’s is that it’s one of those companies where we really do walk the talk,” says Seeberger. “One of core values is to be world-class innovators and we celebrate those successes. continued leadership in the city’s Blue Built Home program. The program certifies new homes that use an approved set of fixtures and appliances designed and third-party tested to save water and reduce utility bills by as much as 54%. The award continued a trend for Reid’s, which in 2012 was recognized as the Energy Star Builder of the Year by the Ministry of Natural Resources Canada. The first-ever national-level award of its kind given to any home builder, the award recognized leadership in a wide range of energy-efficient products, technologies and services, as well as efforts in promoting Energy Star products to consumers and businesses. Beyond the acknowledgments of its green-friendly practices was a notable nod for the ability of Reid’s Heritage Group of Companies to churn out high calibre employees. In June the company was presented the Mayor’s Award for Excellence in Workforce Training and Development, presented by the City of Cambridge to the company that exhibits a continuous learning environment and proven excellence in workforce training and development. “We have a set of core values and we want to be the employer of choice. Team green Six builders share in inaugural environmental award By Ted McIntyre When incoming OHBA President Eric

DenOuden handed out the new Environmental Stewardship Award at the association’s annual conference last month at the Fallsview Casino Resort in Niagara Falls, he—only slightly tongue in cheek—suggested the association “actually considered calling it the Thinking of Tomorrow’s Families While Developing Today’s Communities Award or the Leaving the World a Better Place Award,” since those names so aptly described the intent of the honour. The inaugural presentation of the award was shared among six Ontario 110

builders— Mattamy Homes, Paradise Homes, Primont Homes, Rosehaven Homes, Stanford Homes and Townwood Homes—for their efforts in developing Brampton’s Mount Pleasant Secondary Plan, Sub-area 51-1. The award not only elevates environmental awareness within the industry but also amongst the public via press releases, media coverage and the marketing potential of those OHBA members who have raised the bar in terms of environmental sustainability of the landscape they’re developing. In choosing the award winners, OHBA collaborated with the Ministry of Natural Resources (MNR)

to identify innovative projects that have significantly reduced environmental footprints, from demonstrating leadership in protecting species at risk and conserving and protecting ecosystems, to innovative approaches to water management and climate change mitigation. For the past eight years, the Mount Pleasant Landowners’ Group has been working cooperatively with several public agencies, including the MNR, the City of Brampton and Credit Valley Conservation. Together, they came up with a plan to establish a 4.5-km natural heritage system through 845 hectares of land within the Mount Pleasant Secondary Plan area. The City of Brampton, whose staff of Susan Jorgenson (Manager of Environmental Planning), Michael Hoy (Environmental Policy Planner) and Neal Grady (Development Planner) worked closely throughout the lengthy process, is thrilled with the final product, which delivered a considerably larger and improved Natural Heritage System within the city, more than doubling the total area of natural cover to 360 acres. “All the developers were on board from the beginning—it was a really successful relationship with all parties and a leading-edge development,” says Grady. “In terms of land area, this is the largest continuous green corridor in the city, stretching all the way from Mayfield Road in the north to Bovaird Drive in the south. I believe it’s been really good for sales—certainly the market will support a premium for homes backing onto those environmental features. But it’s also important as a centrepiece of the entire community, providing amenities for current residents, but also for future taxpayers who will move to that area.” Mike Vernooy, Vice-President of Land Development at Mattamy Homes, appreciated from the outset that the Mount Pleasant Landowners Group had a unique opportunity to accomplish something special. “From the planning perspective, it was really unique in that all of the transit infrastructure was in place ahead of the homes,” says Vernooy. “The GO Station was already built and we were fortunate that there was some provincial infrastructure funds available, so we were www.ohba.ca

able to work with the City of Brampton to pre-build all of the GO infrastructure before we built any homes in the community. Those funds were key. Typically you have to wait for that infrastructure, but it was all there right out of the gate. We were able to showcase what was already built while we were selling the homes, instead of making a promise that something will come later. People were able to see what they were going to get—the GO Station, the parking, the bus terminals. The emphasis on transit in this community is much more significant than anyplace else we’ve done business. All the planning involved around it—how we laid out the roads, how we laid out the community— had a real transit focus. “There was also a pretty large parkette that was built with an outdoor skating rink,” Vernooy notes. “And there was a really significant channel that runs through the community that also functions as a storm water management corridor that had to be prebuilt as well— much more significant than anything we had done in Brampton before. We are very, very proud of how that feature turned out.” A vibrant ecosystem will likely develop there, which will further increase the experience of homeowners and potentially the value of the lots. “As the vegetation matures, the ecosystem stabilizes,” says Vernooy. “All landowners are very progressive builders and were very supportive in terms of the City’s plan for transit and the environmental element. There’s give-and-take. You have to give up a little bit of developable land, but it creates a better community over time.” That scale of achievement was not lost on the Environmental Stewardship Award decision makers. “OHBA and MNR want to commend the Mount Pleasant Landowners Group,” says OHBA President Eric DenOuden. “It took regular open communication, a lot of meetings and a common end goal. During the process they forged a positive relationship between private and public interests, along with advancing the protection of species at risk and enhancing natural heritage in the northwest Brampton area.” OHB 112

Spreading the word Rebates to homeowners for development charges help propel Hamilton-Halton to Local Association of the Year honours By Marc Huminilowycz Asked what winning the Local Asso-

ciation of the Year award means to him and his organization, Mathieu Langelier’s thoughts went to the Stanley Cup Playoffs’ MVP honour. “It’s the Conn Smythe Trophy of OHBA awards!” said the excited Executive Officer of the Hamilton-Halton Home Builders’ Association. The HHHBA’s outstanding efforts and notable achievements over the past year are many. In the area of advocacy, the 71-year-old association intensified efforts with municipal, provincial and federal 114

elected representatives, while enthusiastically supporting the OHBA and CHBA work through the volunteer efforts of a large contingent of its members. The HHHBA has also done an exceptional job with communications, innovatively raising awareness of the local building industry among homebuyers in the community, not to mention defending their interests. When it learned that homeowners had been incorrectly overcharged for development fees by their municipality over a period of almost two

years, the local went into action. Appealing the flawed development charges bylaw in 2009 and 2011, and meeting with municipal officials on numerous occasions, HHHBA members negotiated a settlement that resulted in significant reimbursements to homeowners and home builders, totalling over $1.5 million, about $540 per single-family detached home. The local then placed several full-page ads in local newspapers informing the public of the settlement and sent letters to its builder members, www.ohba.ca

asking them to refund the amounts owing to their clients. (Langelier stresses that many of the local’s members did not pass on the overcharged amount to customers in the first place since the error was obvious from the outset.) “By leveraging our membership to reach consumers directly, we empower our builders,” says Langelier, whose association makes great efforts to keep the public informed. Apart from regularly communicating via Facebook and Twitter, the HHHBA’s revamped website is updated at least twice per week, a process that involves a committed staff effort in the absence of a dedicated communications person. A highlight is the weekly Video News link on the home page, where viewers can access short informational videos on a variety of topics of interest. “Lots of local politicians tune in,” Langelier says. “To my knowledge, we’re the only local in Canada doing this.” They’re gaining attention closer to home as well. In 2013, the local experienced its highest membership growth in 10 years, with 32 new members joining the ranks. “That’s a 15% growth—a very substantial figure across all industries that have voluntary membership,” says Langelier. Continually giving back to the community, including regular donations to charitable causes such as Habitat for Humanity and Citykidz, the HHHBA is investing in the future by encouraging local youth to pursue a career in the building industry. Those efforts include launching a bursary program for construction and trades students at Mohawk College. “We complement this by giving students access to our network of members and their business knowledge to help them start their own successful companies,” says Langelier. Living up to high standards Haliburton’s Aggie Tose earns the David Horton Leadership Award By Elaine Kapogines It was an emotional night for Aggie

Tose. In accepting the David Horton Leadership Award, the executive director for the Haliburton County Home Builders’ Association recognized that the honour paid tribute to two former friends, David Horton and Stephen Dupuis, the first recipient of the award in 2011. In May of that year, Horton succumbed to a hard-fought illness and OHBA lost a beloved executive director who served the organization for more than 25 years. In honour of David’s memory, the association established this very special award. But tragedy struck again when Stephen Dupuis, former CEO of BILD, passed away shortly after accepting the honour that he said meant so much to him. It was actually Tose who nominated Dupuis. “I was probably crying for the better part of 118

an hour (after receiving the award),” said Tose. “It was pretty emotional getting an award in David’s honour and then receiving it right after Stephen. “It was amazing and very humbling,” added Tose, who recalled having to coach herself to breathe as she made the long walk up to the stage at the Fallsview Casino Resort in Niagara Falls. “I was almost at the back, so I had to walk the full room with 300 people, including Premier Kathleen Wynne, watching me. I have no idea what I said in my acceptance speech, but apparently I did really well.” “This award recognizes exceptional achievement from deserving staff through our local associations or the provincial or national level,” said incoming OHBA President Eric DenOuden during the award presentation. “One of

the words that we heard frequently from EOs from across the province is how they felt David was a mentor to them and we believe this award will be a wonderful legacy—a reminder of David’s remarkable contributions to our associations and our industry.” Tose was among that group. “David was probably the most caring person I knew,” Tose said of her friend of 18 years. “He always had a handshake and a personal comment for every person he greeted. And he instilled that in me—you have to know not just the professional person but you have to get to know a bit about their background. You can’t figure out who’s able to help you if you don’t understand what they’re dealing with.” Tose has served as EO of Haliburton County HBA for nearly 20 years, something she calls a “right place, right time” opportunity. She also serves as chair of OHBA’s Executive Officers’ Council and is known throughout the industry for her dedication and hard work. “Aggie Tose is the EO for all EOs,” said DenOuden, sharing the kind words of one of Tose’s colleagues. “No matter the size, Aggie is capable of relating to all EOs and makes them feel comfortable about asking questions—and she finds them the answers they need.” And after almost two decades on the job, Tose says she can certainly see herself there for quite a while, “unless they find someone else to do it,” she mused. “I really like the whole diversity of my job. There are parts where I get to meet up with local, provincial and federal politicians. So it’s kind of interesting to see how they all work together—or sometimes don’t work together. And because I’m able to sit at the table with other people from across Canada, you can see that everyone really is having the same troubles—just in different places.” With obvious respect and admiration for Tose felt throughout the industry, DenOuden recalled one of her colleague’s remarks in closing out the presentation: “You could not have chosen a better recipient to honour the memory of David Horton. Aggie exemplifies all that David stood for and believed in.” OHB www.ohba.ca

Coming to the industry’s defence Advocate Lyn Townsend named OHBA’s Member of the Year By Ted McIntyre When you’re passionate about your

work, you rarely punch in and out from nine to five. Some, though, are never quite off the clock. “I like to keep my phone on, because I wouldn’t be in business without my clients. So when the time suits them, I try to be available,” says Lyn Townsend. Whether as the proprietor of Townsend and Associates LLP, as an advocate for Ontario’s home builders or on a volunteer basis, Townsend’s devotion to the industry’s causes has been exemplary. 120

Named the 2013 OHBA Member of the Year, Townsend, a member of the Building Industry and Land Development Association (BILD), was recognized for her hard work and dedication in providing legal assistance and advice on countless development and planning issues that affect OHBA. Her expertise, shared with associations that have included Durham Region, Greater Windsor, Simcoe County, Hamilton-Halton, London and Greater Ottawa over the past few years, has provided members with the knowledge and tools needed

only our association’s first pick,” notes Suzanne Mammel, Chair of the Development Council for the Hamilton-Halton Home Builders’ Association and senior project manager with A.J. Clarke & Associates, which provides surveying, planning and consulting engineering services throughout the Golden Horseshoe. “When the HHHBA appealed the 2011 development charge, she assisted us, and we were able to negotiate a settlement without having to go to a hearing,” Mammel adds. “She’s very good at what she does, and when she tells you an answer, you know it’s right.” Described during her award presentation as “one of our finest and most dedicated volunteers,” Townsend’s advocacy for the industry might actually ratchet up in the coming year as chair of an OHBA committee formed to address government consultations on development charges, parkland issues and Section 37, the provision of the Ontario Planning Act that allows density restrictions, a practice known as density bonusing. Despite a schedule that has included numerous speaking engagements, Townsend didn’t see the award coming. “I’m so honoured. It was a complete and total surprise; you could’ve blown me over with a feather.” The OHBA accolade, however, was not the only 2013 honour for Townsend, who was presented with the Ontario Bar Association’s 2013 Award of Excellence in Municipal Law in June. The success of her Oakville-based firm was also acknowledged when Townsend’s company was absorbed under the WeirFoulds LLP banner on Sept. 30. Both operations have ranked among the top planning and development firms in the GTA for years. Her expertise is certainly valued by OHBA members as well. Regular meetings, phone calls and emails have addressed such topics as “what other municipalities are doing with their development charges, whether or not the government is going to be looking at the legislation, if I can give them some tips or advice on some of the issues that have been percolating, such as transit and hospitals, and generally what is happening in the industry.” But Townsend www.ohba.ca


hardly begrudges the steady stream of inquiries. “I have just been so honoured over the years to be the person that they feel comfortable enough with and trust enough to call so that I can share some of the things I’ve learned over the years,” she says. “Development charges are getting worse, the impact on the homebuyer is getting worse and worse. So to the extent that I can contribute to that discussion, I am happy to do so.” And what drives Townsend? “Part of my DNA is to give back,” she says. “But I learn a lot from people as well. And what I learn, I’m able to share with the clients I have retainers with. I’ve said to a lot of people that it makes me a better lawyer. I’m learning things that I wouldn’t always have the advantage to learn if I were not volunteering. But the primary motivation is to just give back.” Acknowledged during her OHBA award presentation for “always maintaining a high degree of civility while effectively advocating for the industry,” Townsend suggests it’s the only way to conduct business. “I don’t think you make any progress by taking hardline positions with other people. It’s important to listen to what others have to say, to respect them and their points of view and to try to work toward solutions, as opposed to taking that hardline stance. I think it’s one of the things I’m best at in my job—building solutions.” OHB

McShane has shown a similar passion. Canada is getting older. There was another statistic that should provide food for thought for builders: Due to our sluggish economy, fewer young people are joining the workforce to replace those nearing retirement. For some boomers, plans may have to be put on hold. Medical advancements mean Canada’s growing elderly population can expect many more years ahead of them. The selling of the large, costly-to-maintain home may not be as urgent as previously thought. Income from employment, in addition to money saved, will likely make boomers a highly influential housing market segment. Digital communication will raise the profile of the home office as well, with some boomers choosing to work part-time from home. As women make significant inroads in the workplace and labour inequality becomes extinct, they are expected to hold executive positions and become the primary breadwinners. The daily routines of those work-

ing from home will not be much different than today. The pressure of working hard in order to be considered for the next round of promotion will not be there, but many of the present daily tasks will. Housing options will also evolve. With boomers wishing to age in place in their existing homes, retirement communities here and south of the border will decline in popularity. Seniors may take a long winter holiday, but nothing that will detach them from their daily activities. Another trend builders must watch for is the purchasing of a new home by seniors. It will be a custom designed unit in an apartment building or in a new subdivision next to established amenities. The home will have many of the features that will accompany a chosen lifestyle, such as space for a home office, in-house suite for visiting married children and grandchildren or independent living quarters for an older child who still lives at home. Other amenities, such as an exercise or screening room for

entertaining friends, are also likely to be common. Attention will be paid to spaces like the kitchen, as well as a bathroom that is expected to function more like a spa. Arrangements and comforts for the latter part of life will also be considered. An in-house suite can become the home of live-in help. Gradual adaptation of homes to the deteriorating health of their occupants will be accommodated by ongoing technological innovation. Remarriages can also be anticipated. As women still expect to outlive men, the formation of new households by older people— and, as a result, the acquisition of new homes—can be foreseen. Their interiors will fit the lifestyle and needs of seniors with reduced mobility. Some may decide to renovate—to reclaim vacant spaces and remodel them to their new lifestyle. If Canada’s census data are any indication of things to come, being asked to give back the office door key is not a certainty—particularly if it’s also your house key. OHB
